Another day, another hoarder house! Come walk with me through the junk and debris as we get our eyes on another deal with great margins. I paid $800K for this home as-is, and oh boy, did it need some work! I was able to find a great deal on this home off-market because it was on a busy road in Bellevue, WA — which is not great for re-sale. When flipping adjust down 5-10% for negative impacts like busy roads. It’ll keep you and your project above water. In the end, I went with a strategy called wholetailing. I trashed out this property, sprayed some febreeze, and was able to sell it to an investor client for $925,000. Not bad for a $7000 in a trash out bill and 6 weeks of holding costs.
